The Estate Villa Overview
First Impressions
Honestly, The Estate Villa caught me off guard in the best way possible. You know what I mean — sometimes you book a three-star place and brace yourself for disappointment, but this spot in New Delhi actually delivers something special. It’s tucked away on Sultanpur Mandi Road, which I’ll admit isn’t the most glamorous address, but that’s part of its charm. The property has this quiet, residential feel that makes you forget you’re in one of India’s busiest cities.
The Room Experience
My room was surprisingly spacious — I mean, for Delhi standards, it felt downright generous. The decor isn’t trying too hard to be trendy, which I appreciated. Clean lines, comfortable bedding, and everything actually worked (you’d be surprised how often that’s not the case). The air conditioning was a lifesaver during my summer visit, and the Wi-Fi was solid enough for video calls back home. What really impressed me was the attention to detail — fresh towels daily, housekeeping that didn’t wake me up at dawn, little things that matter when you’re jet-lagged.
Location & Getting Around
Here’s the thing about Sultanpur — it’s not central Delhi, but that’s actually a blessing. You get this authentic neighborhood vibe without the constant chaos of Connaught Place or Karol Bagh. There’s a metro station within reasonable distance, and honestly, the auto-rickshaw drivers in this area are more reasonable with their fares. I found some excellent local eateries just walking around, the kind of places you’d never find in a guidebook. For couples especially, this quieter setting works really well — you can actually have a conversation without shouting over traffic.
Breakfast & Dining
The breakfast situation here is actually quite thoughtful. They’ve got this buffet setup that covers vegetarian, vegan, and gluten-free options — which, let’s be honest, can be hit or miss at smaller hotels. The South Indian items were particularly good (the dosas were crispy, not soggy), and they make fresh parathas to order. I appreciated that they didn’t try to do continental breakfast poorly — instead, they focused on what they do well. The restaurant area itself is pleasant enough, with decent natural light and tables that aren’t crammed together.
Why Guests Love It
Look, The Estate Villa isn’t going to wow you with flashy amenities or designer lobbies. What it does is provide solid comfort in a city where that’s harder to find than you’d think. The staff genuinely seems to care — they remember your name, ask about your plans, offer helpful suggestions without being pushy. The 8.6 rating makes sense when you consider the value proposition. You’re getting reliable service, clean accommodations, and a peaceful base for exploring Delhi without paying premium prices. For couples looking for a quiet retreat after long days of sightseeing, this place hits the sweet spot between comfort and authenticity.
Delhi’s hotels wrap travelers in yoga sunrise decks, Ayurvedic retreats, and concierge-led heritage walks.

Have stayed before at The Estate Villa, such a calming, pleasant and peaceful place.

少し入り口がわかりづらかったのですが、中はとても綺麗にされていて、お部屋からお庭も見えて最高でした。朝食のバナナブレッドも美味しいし、スタッフの方もとても優しかったです。

Homely atmosphere and the staff were friendly and helpful. Breakfast was great. Evening meal available if you required it and it was plentiful, reasonably priced and very tasty. Great neighbourhood to walk around and explore. 15 minute walk to metro station.
What could be improved: Website marketing is completely contradictory to the entrance you have to enter through when you arrive. When we arrived at 6am in the morning we thought we had been taken to the wrong accommodation. The entrance is just a doorway in a very local and typical Indian street. All that needs to be done is to alert potential customers of this. As 1sr impressions are very important.Jennifer from France – 1 February 2025 (9/10)

The premises are lovely. The staff was very solicitous and caring and provided healthy vegetarian breakfast. I had a footwear emergency and the staff advised me about what my options were and helped me procure a replacement.
What could be improved: The location is a little tricky to find without a GPS as there is just a door facing the road. If you miss it (and the well lit sign visible at night), the people on the road outside don't seem to know where/what the Estate Villa is.Derek from United Kingdom – 27 November 2024 (9/10)
It is a traditional Indian hotel with lots of character and personal service. No chrome or metal work in sight.
What could be improved: Location is unfortunately a long way from airport and C P. But there is metro station a short rickshaw ride awayLori from United States – 9 November 2024 (9/10)
We enjoyed our stay, 3 nights. It was the perfect respite after three weeks of traveling around India before our flights home.
What could be improved: The towels were stiff and scratchy, but the bed sheets comfy..Andrew from United Kingdom – 10 October 2024 (9/10)
Clean, traditional, and peaceful. Lovely staff. Beautiful garden. Traditional Indian food for breakfast and dinner. Was made to feel at home here.
What could be improved: A little out of the centre , but in a small market town, so still good for supplies.Nicholas from Australia – 1 March 2024 (8/10)
Very friendly staff, nice room and dinner was good
Jana from Germany – 22 March 2023 (9/10)
My room was really cosy and very nice furnished. The small balcony was great to enjoy the morning tea before breakfast. I enjoyed the view in the well-kept garden and watching birds and squirrels surrounded by nature sounds. Great in this big city to have an little oasis like this.
The whole team was all the time caring and made this stay really charming with a touch of familiar atmosphere .
What could be improved: The rooms have walls like paper. You can hear noises from ground floor.
